Dear Buyer

It’s with a bit of sadness we write this note. (Check out the video tour here). My husband and I moved here with our kids for his job over 2 years ago. We now are relocating, for the same reason. Before we moved to Albany, we drove through the Buckingham Pond neighborhood and Marion Avenue, and we knew this was where we wanted to live.

Our Marion Ave neighborhood has a close-knit group of families and empty-nesters, and we’ve benefited from their support even in just the short time we’ve lived here. Our kids are constantly playing with friends in the neighborhood and have been known to yell over the fence: “Wanna come play?!” As adults, we’ve enjoyed sharing time on our back patios in the evening. Whenever we needed to borrow a wheel barrow or a ladder, our neighbors were more than willing to share. When we had a new baby, neighbors came over with enough food for our whole family to enjoy. Our Marion neighbors have been priceless, and this is going to be our hardest adjustment as we move on.

Aside from being surrounded by helpful and friendly neighbors, the location has been ideal for our family. We frequently walk to the restaurants on Madison Ave, whether it be Cafe Madison for breakfast or The Point or Kismet for dinner. The Tierra Coffee Roasters and Farm Store, grocery store, bank, and drug store all add to the convenience. The Pine Hills Library is across the street from those restaurants and has plenty of programming for all ages. The Madison Theater has both new releases and movie classics, as well as live music; and the Massry Center for the Performing Arts attracts world-renowned performances. Several houses of worship are in walking distance or short drive, as is the Jewish Community Center with an extensive fitness schedule and pool.  

Buckingham Pond, of course, can’t be forgotten. We walk there with the kids and the dog to enjoy the playground (which is being completely renovated with accessible equipment), and walk around the pond looking for frogs and fish. We almost never make it to and from the pond without bumping into neighbors we know. In the winter, the pond freezes and they have ice skating and pickup hockey games. The pond and sidewalk-lined streets in the Buckingham neighborhood are awesome for running or walking the dog.

The neighborhood and location never left us wanting. However, when we bought 30 Marion, we felt this historic home could use some updating. Within the first few months of moving in, we completely changed the landscaping, revealing the unique brick facade, and installed sod in the backyard. In June 2016, we had a brand new Lennox furnace installed, as well as a brand new Lennox central air conditioning unit. In late fall 2016, we installed a remote-controlled gas insert in the living room fireplace to enjoy the cozy winter nights. Just this year, we updated the plumbing from the water heater to the second floor. At that time, we also rebuilt the gutter system to preserve it for years to come.

If we could transport our home and neighborhood to our new location, we would in a heartbeat. We know you will enjoy the uniqueness of this home, as well as the incredible surroundings as much as we have.
